Are the Holidays a Good Time to Sell?

Contrary to what you may have heard, the holiday season is actually a fantastic time to sell a home. There are a few simple, compelling reasons why that I wanted to share.

The holiday season is nearly here, so I wanted to let you in on some secrets as to why now is a great time to sell your home.

First is that if you wait until spring to list your home like so many other sellers, you'll have to compete against many more houses on the market. Since we're experiencing a 27-year low in inventory, you can reduce your competition even further by putting your home in front of buyers who couldn't find a home this summer with all the competition out there.

By listing now, you'll increase your buyer pool.

Secondly, remember that buyers out looking for homes at this time of the year are dead serious about getting a deal done. Think about it–they're not going to go out after work in the dark and cold to look at homes just for fun like so many people do in the summer.

If you have people telling you you'd be crazy to try and sell your home during the holiday season, remember to talk to a real estate professional first. We'd be happy to be those professionals who can talk you through it in more detail.

If that's a conversation you'd like to have or you have any other questions about buying or selling a home in the Colorado Springs market, give me a call or send me an email. I hope to hear from you soon!

What’s Happening in the Colorado Springs Market?

Due to low inventory and interest rates staying low, now is a great time for both buyers and sellers in the Colorado Springs market.

I get asked a lot about how our market is doing right now.

Currently, I’m telling all my friends and clients that now is a fantastic time to be in the housing market in Colorado Springs. The housing market has slowed from the summer blitz, but only just enough to make it a bit better for buyers. There’s less competition for both buyers and sellers. Fewer buyers are looking than in the summer, so it’s a great time to find the home you wanted without having to compete with multiple offers.

There is a shortage of homes listed under $400,000, which is great news for sellers. With inventory levels being down 33% from 2015, prices have increased an average of 6% area-wide, and much more in other areas. The average days on market is only 35 days, with just over 2,500 homes in all of the Pike’s Peak MLS. There are just over 1,800 single-family homes in the greater Colorado Springs area.
If you’re a seller, get your house on the market.
The great part about this market, whether you’re a buyer or a seller, is that interest rates are still in the mid-3% range. Don’t miss out, because no one knows what will happen after November 8th. If you’re interested in seeing what you will qualify for, I can put you in touch with the best lender in Colorado Springs.

Should You Invest in Colorado Real Estate?

Real estate has been lauded as one of the best long-term investments out there. However, is now a good time to invest in real estate here in Colorado?

It depends on what your goals are with your investment. There is no hiding the fact that prices have risen in the last few years, but properties are still very affordable with extremely low interest rates.

One thing to consider before you invest is whether you want short term gains or long term gains. You must have a plan in place before you start investing, otherwise you could put yourself in a very bad spot financially.

Some other considerations you need to make might be things like:
  • Are you using your own capital?
  • Are you doing the work yourself, or are you paying someone else to strategize?
  • How are you finding properties?

These questions should help you narrow down what sort of investment you should make, but always remember that you should start with the end in mind.
